How this happened

A TV producer reached out to me about the way we walk first-time buyers through this. The programs nobody mentions. The credit work. The part where the first plan falls apart and we go find plan B.

I said yes on one condition. We film the real thing.

Not a highlight reel. Not a dozen households who were closing anyway no matter who helped them. The actual process, including the weeks it goes sideways.

We're launching on YouTube first so we own it outright. There are conversations about wider distribution after that — and I'm not going to promise you more than that, because I don't know yet either.

Most first-time buyers in DFW do this alone, in the dark, off whatever a search engine told them. I've watched it for 24 years. Showing somebody the real path helps a lot more than pretending it's easy.

Commission rebate at closing
Participants I select receive a $1,000 commission rebate at closing as part of their participation in the show. This rebate is specific to selected show participants, is disclosed at closing, and is subject to lender approval. It requires that HomeBuyerSchool.Com or one of its partner agents represents you in the purchase, since the rebate is paid out of that commission. Your mortgage lender is your choice — using Bradley Pounds or Rapid Mortgage LLC is not required.

Before you book

Six things have to be true.

I'm filming a small number of DFW households and the calendar is tight. If all six of these are you, book a call. If they're not, this season isn't your move — and I'd rather tell you that now than waste your afternoon.

Household income over $80,000 a year. Everyone who'd be on the loan, before taxes.
You have at least $3,000 for deposits, inspections, etc. This is not a down payment. There are 0% down payment programs worth exploring.
You want to purchase before the end of 2026 if possible. The show follows the whole journey, so the calendar matters.
If your credit needs work, you're willing to do the work. You don't need perfect credit. You do need to be coachable and move quickly when we ask.
You're comfortable being filmed — including the days it isn't going well. That's the part that helps somebody watching. It's also the part most shows leave out.
You're not already committed to another real estate agent. The $1,000 rebate comes out of our commission, so HomeBuyerSchool.Com or one of our partner agents has to be representing you for it to exist. Your mortgage lender is entirely your choice — that part isn't tied to the show.
